Getting started with Millennium Trust Company is simple. The first step is to review the Frequently Asked Questions regarding Real Estate investing in IRA's. 


Step 1: Open and Fund an Account

If you have an existing account with Millennium Trust and you want to invest in an asset in the same account, go to step 2.
 
  • Complete the Account Opening forms by either using the online application or downloading the forms and completing by hand. Both options require that you physically sign the adoption agreement and send in original paperwork.
  • Review the forms and mail the signed, original paperwork to Millennium Trust for processing.
  • You can fund your account by authorizing a custodian-to-custodian transfer or by rolling over a 401(k) from a previous employer. If time is of the essence, you may want to check the "wire funds" box on the transfer form. Wired funds will arrive faster than funds sent by check.


Step 2: Make An Offer To Purchase Real Estate

No investment can be made during the 7-day revocation period you are entitled to for new accounts

Incomplete or missing paperwork will not be processed

  • The offer should be made in the name of "Millennium Trust Company, LLC, Custodian FBO (your name) IRA".
  • Initial each page of the agreement and sign as "Read and Approved" at the bottom of the last page. Millennium will sign on the buyer's line on behalf of your IRA. 
  • Personal funds cannot be used for the deposit or earnest money. All expenses related to the IRA investment must come from IRA funds.

Gather the documents listed below and mail or e-mail them to RealEstateAdmin@mtrustcompany.com. Please submit all documentation at once for faster processing. This step takes up to 5 business days once we receive all the necessary documents.  
  

Note:
If you wish to roll over or transfer real estate in-kind you must obtain a formal appraisal from the State certified appraiser and complete the appropriate Rollover or Transfer Authorization form located on our website. The deed will need to be recorded in Millennium Trust's name as Custodian.
